Acceptance of Terms and Conditions

The sending of the on-line booking form confirms your acceptance of the terms and conditions set out below and as may from time to time be changed and shall be binding on all persons stated on the booking form.

Inclusions

Unless otherwise stated, the rental of the property includes rates, insurance of the property, electricity, air-conditioning and water usage.

Flights
Flights are not included in the rental price.

Cleaning Service and Linens / Towels

Cleaning will be carried out prior to arrival. Bed linen and bathroom towels are provided. Beach towels are provided – bathroom towels must not be used as beach towels.

Booking Deposit

A non-refundable booking deposit of £200 is required to complete your booking.

Booking and Confirmation

Each booking will be confirmed by the owners as soon as possible after receiving the booking form and the non-refundable booking deposit. Only on receipt of this confirmation by you will the booking be treated as confirmed.

Once the booking is confirmed, the person on the booking form will be responsible for payment of the total rental price of the property, as agreed on the confirmation. The remaining balance of the agreed rental price, together with a security deposit, must be paid six weeks prior to the commencement of the rental.

If the booking is made less than six weeks prior to the commencement of the rental, the whole of the rental price, together with a security deposit, is payable immediately at the time of booking.

If the full amount due is not paid in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.

Security Deposit

The sending of the booking form confirms your acceptance to pay for any damage, breakage or loss of any kind caused by your occupancy of the property. A security deposit of £200 is payable together with the balance of the rental price.

The security deposit will be fully refunded within 14 days after your departure from the property, pending a satisfactory inspection by our local property manager.

In the event of damage of any kind or if the property is left in a poor condition requiring intensive cleaning or if there has been excessive use of electricity (for example caused by leaving external doors open with the air conditioning on) or if there is any other breach of the terms and conditions, then the additional costs of any repairs and / or replacements or the cost of the excessive cleaning required or cost of the excess use of electricity or any other costs incurred as a result of any breaches shall be deducted from the security deposit. Should the additional costs incurred exceed the security deposit amount, then the person on the booking form will be held responsible to make good this excess.

Cancellations

Providing the owners receive notice of cancellation not less than six weeks prior to the commencement of the rental, the person on the booking form will not be liable to pay the full balance, however, the booking deposit will be forfeited. It is the responsibility of the person on the booking form to ensure that the cancellation reaches and receipt is confirmed by the owners. If the cancellation is received less than six weeks prior to the commencement of the rental, the full balance of the rental price will be forfeited. If the owners are successful in re-letting the property for all or part of the reservation period, the full or part balance of the rental price may be refunded.

In the unlikely event that circumstances beyond the owners control necessitate cancellation of any booking, the owners reserve the right to cancel a booking and will refund any monies paid to the person on the booking form (without interest, compensation or consequential loss of any kind).

Responsibilities
The owners and local property manager rely upon the goodwill of guests whose co-operation is greatly appreciated. The property is located within a residential community. The actions of any guests should not interfere with the enjoyment of either other holidaymakers or the residents of the community. Guests must not play loud music or engage in any activity which may cause inconvenience to neighbours. Guests must abide by the opening hours of the swimming pool (listed by the pool), complex rules and any instructions from the life-guard or member of the management committee.

In the event that any guests behave in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents of the community or damage to any property, the owners and / or the local property manager reserve the right to terminate the rental immediately and forthwith. The owners and / or the local property manager shall not be liable for any costs that the guests incur, nor shall they pay any compensation, nor make any refunds, due to this action.

All guests are responsible for the care of the property during the rental period and agree to maintain the property and contents in a like state of repair and condition as at the commencement of the rental period, including the locking of all doors whenever the property is unoccupied. At the end of the rental period, all utensils, furnishings, walls, floors and fittings must be left clean and tidy. On changeover days there is only time for a superficial check and a general clean of the property. Should the property be left in a poor condition, requiring more intensive cleaning, cleaning costs will be deducted from the security deposit.

The owners and the local property manager accept no responsibility for the sudden failure of equipment or any faults or other problems with the property but will take immediate reasonable action to rectify any such failure upon notification by the guests.

It is the guests’ responsibility to notify the owners immediately of any such failures or problems. Contact details will be provided to guests.

The owners and / or the local property manager accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the pool and the other communal facilities is entirely at the users’ own risk. Children must be supervised by responsible adults at all times when using the pool and the other communal facilities.

Glass or crockery is not permitted within the pool area and none of the furniture, fittings or equipment provided within the property shall be taken outside the boundary area of the townhouse.

The owners and / or the local property manager accept no liability for any loss of rental time due to travel problems, flight delays or cancellations, industrial disputes or any events outside their control, including any form of Force Majeure.

Insurance
The owners and / or the local property manager will not be liable for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience whether to person or property which the guests or any other persons may suffer or incur arising out of or in any way connected with the renting of the property or resulting from any other cause whatsoever.

At the time of booking it is recommended that guests take out adequate travel insurance to ensure that they are covered in the event of cancellations or delays. It is also recommended that they arrange insurance against death or personal injury and for their luggage and personal belongings.

Force Majeure
The owners and / or the local property manager accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond their control.

Party Size
The maximum capacity of the property is 6 adults plus 1 infant. The number of persons occupying the property must not exceed the number on the booking form. The property cannot be shared or sub-let. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults.

Smoking and Pets
For the safety and comfort of all our guests smoking is not permitted within the property. No pets are allowed within the property or the complex.

Arrival and Departure
The property will be available for occupancy from 2.00pm on the date of arrival and must be vacated by 10.00am (sharp) on the day of departure

Owner’s Access
The owners and / or the local property manager shall be allowed access at any reasonable time during your stay.

Law
This contract is subject to and shall be construed in accordance with the laws of the Republic of Cyprus and all parties hereby submit to the exclusive jurisdiction of the Cypriot Courts.
